Nesbit Development, LLC was formed in 2003. Early projects included development of a site for a 590,300 SF warehouse, a four lot residential subdivision, a branch bank, and a sales and service center for a construction equipment rental company.

Although Nesbit Development, LLC is a relatively new organization, Dave Nesbit has an established track record of substantial real estate development in Central Pennsylvania on behalf of other organizations.

From 1996 to 2003, as a principal of the Smith Land & Improvement Corporation, Dave Nesbit directed the design and development approval of this 190 acre industrial park. Dave was also responsible for the design and development of six buildings totaling over 1,750,000 SF, in sizes from 50,000 SF to over 800,000 SF, and two land development plans totaling over 370,000 SF which are not yet built, but are approved.

Nesbit Development, LLC acquired this 38 acre site intending to construct a 590,300 SF distribution facility for a build-to-suit tenant. After receiving plan approval, Nesbit Development, LLC accepted an offer to sell the property to a private real estate investment group, which had the financial capacity to build a $20,000,000 building on a speculative basis before a tenant has been located.

The land development plan, which will require no import or export of fill material, was completed by Herbert Rowland & Grubic, Inc The site's extensive topographical alterations, including 45 foot deep cuts, was designed in consultation with the geotechnical expertise of Advantage Engineering.

Acting as a fee developer for a private investor who had a prior landlord relationship with United Rentals, Nesbit Development, LLC acquired three separate parcels from two owners, obtained five zoning variances, negotiated a build-to-suit construction contract, arranged a lease, supervised the approval of a subdivision and land development plan for the 4.5 acre site, coordinated access easements with three pipeline companies, and arranged for the extension of public water and sewer to the site. Nesbit Development, LLC acted as owner's representative for construction of the 11,668 SF construction equipment sales and service building, which was occupied by United Rentals on July 27, 2005.
