Office condos are a hot commodity nationwide and are only now beginning to arrive in our area. A remarkable national trend is that, in the early stages of many office condo markets, residential agents have procured more sales of office condos than have commercial agents. The typical office condo buyer is a locally owned small business or professional who has an office of 1,500 to 10,000 SF. Because it has been hard to find modern office space in this size range for sale, many currently rent and are for the most part "happy tenants." The best prospects to buy an office condo aren't really "in the market!" Under normal circumstances, we pay a real estate broker a 4% commission on a sale (to earn a 6% commission, keep reading) if they schedule an appointment and bring a prospect to meet with us at our office. You may feel free to let the details of closing the deal up to us, and no follow up or expertise is required. A Public Offering Statement, provided to all buyers, offers you a shield of immunity against potential claims of misrepresentation. You don’t need to worry about getting in over your head professionally with something that you might feel you lack expertise in, which cannot otherwise be said about commercial real estate.

You are qualified to find prospects for office condos if you understand the following:

  1. Your same customers who have pride in the ownership of the home you sold them, enjoy the annual tax benefits of mortgage interest, and are enriched by the appreciation of their property value, would enjoy those benefits plus the additional tax benefit of depreciation and the convenience benefit of professional property management.
  2. It is easy to sell a buyer who can see and touch a beautiful model property, get a guaranteed price, a delivery schedule within a few months, and have the opportunity to customize a few important details.
  3. You know somebody who rents their office, is likely to be in business for at least five more years, and could afford to buy an office since some lenders like office condos so much that they are willing to loan at 90% loan to value, 30 year amortization, and fixed interest rates. Some medical users can borrow 100%!
